Major systems review
Roof, attic, exterior, foundation, structure, electrical, plumbing, HVAC, interiors, and safety items are reviewed within the inspection scope.

Comprehensive property evaluations
Residential, condo, commercial, and multi-unit inspections for buyers, sellers, owners, and property managers across Southern California.
Method and benefits
We review accessible systems and visible conditions based on hundreds of detailed checkpoints (including roof drainage, exterior paint, insulation, ventilation, and garage doors). During or immediately after the inspection, you are welcome and encouraged to ask our inspector any questions directly on-site to review findings and get clear, face-to-face explanations.
Roof, attic, exterior, foundation, structure, electrical, plumbing, HVAC, interiors, and safety items are reviewed within the inspection scope.
Each report includes photos, observations, practical recommendations, and context for buyers, sellers, agents, and owners.
We support single-family homes, condos, townhomes, commercial spaces, and income-producing multi-unit properties.
The goal is to identify material concerns, deferred maintenance, and safety issues before they become expensive surprises.

Process
We confirm the scope, inspect accessible systems, document visible conditions, review important findings with you when practical, and prepare a photo-rich digital report within 48 hours in most cases.
We use drone technology to capture two-story roofs in detail. High-res photos detect leaks, cracks, and wear. When safe and accessible, physical roof walks are performed for single-story homes.
We assess the foundation, walls, flooring, and ceilings for cracks or movement. With many Southern California properties aging, we pay close attention to potential soil settlement issues.
All interior/exterior valves, water lines, and drainage systems are checked for corrosion or leakage. As plumbing fixes can be expensive, this is a critical check before purchasing.
The condenser, heating furnace, and ductwork are tested for output, efficiency, aging parts, abnormal noises, or restricted airflow that could require replacement.
We test all windows for operation and sealing. Main electrical panels, breakers, GFCI outlets, and switches are thoroughly tested for safety, grounding, and code compliance.
Built-in kitchen appliances such as stoves, ovens, built-in microwaves, dishwashers, and range hoods are tested for normal operational functionality and proper connections.
We test the water heater for performance, leaks, and safety. We also inspect for hidden moisture or mold presence, utilizing humidity sensors or infrared thermal cameras as needed.
We verify the operation of smoke and carbon monoxide detectors, stairways, handrails, and GFCI protection, ensuring the home is safe for immediate occupancy.
We document the visible condition, explain what matters, and help you decide what to do next with confidence.
